Focus Central Pennsylvania has partnered with Lee & Associates of Eastern Pennsylvania to create and release a Quarterly Industrial Market Report for the North Central Pennsylvania real estate market.

Industrial land asking prices across the Focus Central Pennsylvania region are currently ranging from approximately $40,000 to $110,000 per acre, depending on site readiness, infrastructure, location, and development potential. Market activity remains steady, with several large industrial properties recently sold or placed under contract.

Point Township Industrial Site - Northumberland County, PA

  • 101-acre site (approximately 70 buildable acres) listed at $5.5 million, or approximately $54,455 per acre. The property recently received a $5.7 million PA SITES grant to advance shovel-ready improvements.

SEEDCO Industrial Park - Mount Carmel, PA

  • Asking approximately $100,000 per acre. The property has generated strong interest but no formal offers to date. Ownership has indicated flexibility in pricing despite maintaining a higher public asking price.

Great Stream Commons, Lot 16 - Allenwood, PA

  • 37-acre industrial site listed at $2.5 million, or approximately $67,568 per acre.

Sunbury Industrial Site (Brownfield) - Sunbury, PA

  • 21.04-acre brownfield site listed at $2 million, or approximately $95,057 per acre. The property has received interest and lower-price discussions, but no full-price offers.

Notably, the 56-acre Union County property saw a substantial increase in value following the 2022 sale of the nearby Kling Farm along I-80, which sold for approximately $18 million for roughly 170 acres.
